The brief was for a Retirement Village unlike local competitors, appealing to a younger generation of future retirees than current Senior Living village occupants, and reflecting the unique and outstanding beachside location. A small retirement village existed on the site and neighbouring properties were purchased to achieve a total site area of 8353m2 to accommodate 78 apartments, arranged around a central courtyard, while retaining 11 of the existing villas.

Inspiration was drawn from the successful Seaside development in Florida, a popular holiday and retirement destination designed to evoke seaside resort towns of the past. Gable roof forms and board and batten cladding accentuated with sections of coastal pastel colours help to humanise the scale of a large building within a suburban residential setting.
The design of the building around a central courtyard enables an outdoor entertainment space which is visually and acoustically separated from residential neighbours, enjoys all day sun and is protected from the prevailing wind.
