Project Initiation & Concept Design

All our work is done using ArchiCAD software and is fully BIM capability. The concept B&L will be completed in 3D on a 3D model of the site, if the survey file is ready at this stage. We use high level render software for 3D imaging, and an in-office VR suite. The VR tools are very helpful in analysing the design of complex sites.

  • Pre-design
Initial meeting, key information gathered regarding brief, site and zoning parameters. Site plan bulk and location options will be developed in consideration of the surrounding:
    - urban and built context
    - site orientation and topography
    -  site constraints, such as existing drainage, existing power poles and street trees.

These options will be prepared with additional input from consultants such as civil engineer, traffic engineer, planning consultant, landscape architect, and any other specialists as required.
  • Concept design
Concept design is essentially a range of solutions to the brief. They may be developed through drawings, floor plan and perspective sketches, or computer renderings or physical models.Project parameters are established, investigation of ideas undertaken, and concepts developed.

Preliminary Design

Preliminary design may also be known as pre-design or the ideation stage of architectural creation, and is typically created to form the basis of a design team’s ideas.

  • The owner and architect establish and analyse a set of conditions and research that will establish the framework and requirements for the building development. The preliminary design will typically focus on the parcel of land, its unique features, and the regulations that might be applicable.
  • Other Consultant input for services will be requested at the Preliminary Design stage. This involves consultant meetings, phone calls, emails and reviewing ‘Separate Consultants’ progress with drawing issues

Developed & Detailed Design

The initial project brief is reviewed and adjusted as necessary. Meetings continue with clients and Separate Consultants, to set work-in-progress drawing issues for coordination purposes and ensure scope of services align across the project team. Preparation of site-specific detailed design drawings and details, specification, and schedules are completed.

  • Developed design: Concept agreed, details and overall nature of project refined, resource consent application stage (if required)
  • Detailed design:
    - Design advanced to allow a construction contractor to assess full scope of project
    - Drawings, and documentation are prepared for lodging Building Consent application
    - Tendering for construction contractors (if required)
