To help meet the high demand for housing in Rotorua, 61 new homes have been built or are underway on 2 hectares of land on the corner of Ranolf Street and Malfroy Road in Rotorua, which was purchased by Kāinga Ora in mid-2021.

These modern, warm and dry houses are helping provide Rotorua whānau most in need of housing with a place to call home.

The homes are being completed in stages, with 25 three and four-bedroom off-site manufactured homes completed in late 2022/early 2023, with a further 12 one-bedroom two-storey apartments completed in mid-2024. Twenty-four three-storey apartments on the corner of the land are planned for completion in mid-2026 (subject to consents).
