The proposed building will comprise 69 Independent Living apartments and Common Amenity areas such as lounge and dining spaces for large events, library, cinema etc, arranged over three levels, set above a basement which discreetly accommodates parking below grade. The development is proposed to be constructed in three stages, with 27 apartments provided in Stage One, 15 in Stage Two, and 27 in Stage Three.

Residents will enjoy flat walking access to shopping and other services, and to Orewa Beach - a 5 minute walk from the site.

The building has been designed as a ‘C’ shape, enclosing a central courtyard for the use of all residents, in order to maximise available light and sun to each apartment.  The three floors are separated into groups of between four and nine apartments in order to create a resident – centred village and to help alleviate the boredom, loneliness and isolation that can be experienced by older people living within the wider community.  In organising the building into twelve groups of apartments over the three levels, the design provides a sense of place and connection to the community for each resident, starting with the small group and broadening to the complex as a whole, while remaining connected to the wider community through the street frontages. 

Parking for the development has been provided below grade in a basement, ensuring the landscaped areas are fully available for resident use and ensuring a high quality visual amenity for the development with no requirement for large areas of asphalt to accommodate cars.

The north facing common lounges opening on to the central courtyard allow residents to interact with each other and visiting family members in a comfortable and relaxed resort- like environment appropriate for the beachside location. 

Connection to the external landscaped environment for residents is achieved with indoor / outdoor flow from all ground floor apartments, and via eight common entry doors distributed so that they are easily accessible for all residents.  Apartments on the two upper levels feature conservatories with glass balustrades so that they also function as an external deck space when the sliding doors are open.  Many upper floor apartments will enjoy views over the surrounding neighbourhood to the beach and Whangaparoa Peninsular to the east, and the Orewa River estuary to the south west.

Connection to the wider community is maintained by locating the village within an existing residential neighbourhood for the mutual benefit of residents being able to remain near existing social networks, and friends and families to be easily able to visit and maintain contact.  A full range of shops and services is available in the nearby Orewa township.

Materials reflecting the New Zealand coastal palette have been suggested, with a Board and Batten and vertical shiplap effect, contrasting screen elements and profiled metal roof cladding adding variety to the building walls and roof. Colours have been chosen to reflect the colours of the coastal location. Clear and opaque glass balustrades (depending on orientation) across the conservatory sliding doors provide the ability for residents to enjoy the fresh air while maintaining privacy in both directions, allowing residents to look out but not directly down into adjacent properties, while neighbours looking up at the building will not look directly into apartments.  Vertical fins of powder coated aluminium to the conservatory projections help to shade the façade and moderate summer heat gain, achieving a degree of privacy while still allowing occupants to look out.
